Frequently asked questions about syndics
Fees, changing syndic, unpaid charges, general meetings: CK Gestion Syndic answers the questions Marrakech owners ask most.
Appointed by the general meeting, the syndic carries out its decisions, runs and maintains the common areas, keeps the association's accounts, collects charges and represents the association in court. Its duties are set by law 18-00 on the co-ownership of buildings.
Fees depend on the number of units, facilities (pool, lifts, gardens, security) and the level of service expected. We set a detailed annual fixed fee after a free visit of the residence, with no hidden costs.
The change is decided at a general meeting. We help you put it on the agenda and prepare the appointment resolution and contract, then organise the handover of archives and funds with the previous syndic.
Every owner has an online portal: personal balance, payment requests, receipts, residence expenses with invoices, minutes and documents. Annual accounts are presented at the general meeting.
We follow a staged procedure: friendly reminder, written notice, payment plan offer, formal demand, then court action with a partner lawyer and the owners' council's approval. Arrears are tracked unit by unit and presented at the general meeting.
Yes. We manage small buildings with only a few flats as well as large complexes with pools and security. Our offer adapts to the association's budget.
Everything is available remotely: online owner portal, charges paid by bank transfer, notices and minutes by email, and WhatsApp messaging. You can be represented at the general meeting by proxy.
A manager calls you back within 48 working hours to schedule a visit. The detailed proposal usually follows within a week of the visit.
