Co-ownership glossary for Morocco
Co-ownership vocabulary, explained simply.
- Co-ownership rules
- The residence's founding document. It defines common and private parts, sets each unit's share and the rules of communal life.
- Common parts
- Parts of the building used by everyone: structure, roof, lobbies, stairs, lifts, gardens, pool and networks. Their upkeep is funded by service charges.
- Forecast budget
- Estimate of the year's running costs (upkeep, cleaning, security, energy, insurance, fees), voted at the general meeting and then split between units.
- General meeting
- Meeting of all owners, at least once a year. It votes the budget, approves the accounts, appoints the syndic and decides on works.
- Law 18-00
- Moroccan law on the co-ownership of buildings, amended by laws 106-12 and 30-24. It organises the owners' association, the general meeting and the syndic's duties.
- Maintenance log
- Register kept by the syndic tracing the history of the building's equipment, contracts and works. It helps plan replacements and reassures buyers.
- Meeting minutes
- Official record of the general meeting: attendees, votes and decisions. It is sent to owners and kept in the association's archives.
- Owners' association
- All the owners of a building taken together. It is a legal entity, owns the residence's funds and takes its decisions at the general meeting.
- Owners' council
- Elected group of owners who assist and oversee the syndic: budget monitoring, approval of major quotes and preparation of the general meeting.
- Payment request
- Payment request sent by the syndic to each owner, usually quarterly or monthly, calculated from their share of the voted budget.
- Private parts
- Areas reserved for one owner's exclusive use: their flat, cellar or garage. They maintain them at their own cost, within the rules.
- Share of common parts
- Each unit's share of the common parts, set by the co-ownership rules and often expressed in thousandths. It determines each owner's contribution to charges and their voting weight.
- Syndic (property manager)
- Agent appointed by the general meeting to carry out its decisions, run the building, keep the association's accounts, collect charges and represent it in court. It can be a volunteer owner or a professional company.
- Works reserve fund
- Savings built up each year, by general meeting decision, to fund future major works (waterproofing, facade, lift) without sudden payment requests.
