Changing syndic in Marrakech: a step-by-step method
Unhappy with how your residence is run? Here is how to prepare the general meeting, choose a new syndic and get the handover right.

Opaque accounts, slow repairs, general meetings that no longer happen: many Marrakech residences consider changing syndic without knowing where to start. The good news is that the procedure is clear.
1. Take stock with other owners
A change of syndic is voted at a general meeting. Start by gathering a few motivated owners, ideally the owners' council, and list concrete problems.
2. Ask for several proposals
Approach two or three professional syndics. A serious candidate visits before quoting and gives you a contract, a detailed forecast budget and a description of their tools.
3. Put it on the agenda
The appointment of the new syndic must be on the general meeting agenda, with the proposals attached to the notice.
4. Vote and organise the handover
Once the new syndic is appointed, the previous one must hand over archives, funds, the owners' list, arrears and current contracts, with a handover report signed by both sides.
5. The first 90 days
A full technical visit, meetings with staff and contractors, online access for every owner and a first review with the owners' council.
