Syndic contribution: where does your money go?
Caretaking, cleaning, maintenance, reserve fund: what your monthly contribution pays for, and how to check it.

Every month you pay your syndic contribution. In most residences in Morocco, the amount is the same for every flat: it is set by the general meeting from the year's budget. But what exactly does it pay for?
An amount owners vote on
The syndic prepares a forecast budget: current contracts, last year's consumption, planned works. The general meeting discusses it, adjusts it and votes on it. The monthly contribution is that budget divided by the number of flats and by twelve. It only changes with a new vote.
Example: MAD 300 a month in an 80-flat residence
The residence collects MAD 24,000 a month, or MAD 288,000 a year. Here is a typical split of your MAD 300:
- Caretaking and security: MAD 120;
- Cleaning of common areas: MAD 60;
- Maintenance (lifts, pool, gardens, pumps): MAD 39;
- Common-area water and electricity: MAD 36;
- Syndic fees: MAD 21;
- Reserve fund for works: MAD 15;
- Building insurance: MAD 9.
These proportions vary: a residence with a pool and large gardens spends more on maintenance, a small building without a caretaker much less on security.
The reserve fund, your cover against bad surprises
Roof waterproofing, a lift motor or a facade repair can quickly cost several hundred thousand dirhams. Setting aside a small part of each contribution avoids asking every owner for MAD 5,000 or 10,000 at once when the works become urgent.
When a neighbour does not pay
The residence's costs do not fall when a flat stops paying. Either the others make up the difference or services slip: a caretaker on fewer hours, maintenance postponed. That is why collection is part of the syndic's job: quick reminders, payment plans, then legal action if needed.
Checking how your money is used
You have the right to know where your contribution goes. Each year the syndic presents the accounts to the general meeting, with invoices. At CK Gestion Syndic, every owner can also follow their payments, the residence's spending and the reserve fund balance in their online space.
